BIM Potential in Real Estate Management in Germany
Within this study the processes of Real Estate Management (REM) in the German market and how the digitalization of them in a Building Information Modelling (BIM) environment can be effective for stakeholders. The challenges ahead for this new revolution in Architecture, Engineering, Construction and Operation (AECO) industry are being tackled since BIM is a new technology and it needs preparation to correctly be implemented. By using only 3D models and not utilizing the other benefits of BIM environments in the processes the full potential of BIM can be reached.
This study firstly focuses on the definitions of REM and BIM and how in the old studies the digitalization of REM can be effective in the German market. It also gives an overview of how to manage the implementation of BIM in the built environments as a bridge to REM. Secondly, by researching two case studies regarding the implementation of BIM in the operation and REM phases the benefits and the challenges of those projects are provided. In addition, 7 interviews were conducted with BIM and REM specialists in the German market to evaluate the utilization of BIM in the current status of the market and how to tackle the challenges ahead of them in the operation phases or before the design stages.
The German market has this mentality to have the written guideline first and then they will implement the processes referencing those regulations. There is a mandatory law regarding using BIM in infrastructure projects in Germany at the moment but there is no guideline still for the construction projects and each private company is using their way of implementing it. This can be more effective by having a united textbook of each role, their responsibilities, and processes in detail in each phase of the design, construction, and operation of a building.
